One of the biggest concerns that residents present to the Board and Management is dog owners failing to clean up after their pets. This is not only unpleasant and unsanitary, ultimately it could lead to an increase in owners monthly assessments. As the Board combats this problem, the main question is asked "who picks up the poop?" Most landscape companies do not pick it up and specifically exclude it from their contracts. So when pet waste becomes a bigger issue, the Board is faced with the requirement to hire a professional pooper scooper to come to the community to eliminate any potential hazard.
At quick glance, a service like this would run Legacy West approximately $200 per month. This would break down to each owner would be paying $1.14 per month, or almost $14.00 per year to clean up pet waste that may not be their own.
By having an active community that participates in policing the issue, most Association's are able to avoid such an expense. In most cases, it is typically an isolated few that ignore their obligation to clean up after their pet. Sometimes they will open their door and let their pets run loose, and other times, they may be too consumed with the phone in their hand to even notice Fido did his business. Either way, reporting these occurrences to the Board result in a hefty Health and Safety fines being assessed to the OWNER of the property, regardless if the offender is a tenant.
